<p>Villa Angin Laut, a 4-bedroom villa built on three levels, is set on one thousand three hundred square meters of lush gardens, and like Villa Cahaya, offer spectacular views of Indian Ocean. The villa located in Ungasan &#8211; Bali</p>
<p>One enters Villa Angin Laut through a landscaped courtyard, where the spa pavilion meets an impressive 2.5 meter wall of cascading water, beautifully carved with Balinese bas-reliefs.</p>
<p>You are welcomed by a grand staircase leading to main level, where the view will take your breath away. The open plan design accentuates a sense of space and natural light, with the open terraces and large infinity pool complimenting the fantastic views.</p>
<p>The main floor features a large living room, indoor and outdoor dining areas and fully equipped kitchen. Two bedroom suite, each with bathrooms and private terraces, and a TV/ media room, located to the rear of the villa.</p>
<p>Following the sound of soft flowing water you are lead to separate guest pavilion, where you will find large bedroom suite, open-air bathroom and private terrace.</p>

<p>The open plan layout makes the most of the spectacular 270? views of the Indian Ocean and surrounding forest.</p>
<p>The villa is set on a 1,000 M2 private ground and is arranged on two levels. The living-dining-kitchen area and two of the bedrooms are located on the upper floor. Two more bedrooms are on the ground level.<br />
Sleek modern interiors provide a luxurious atmosphere, complemented by beautifully landscaped gardens.</p>
<p>The private 13 mt infinity-edge lap pool runs between the living area and a large deck fitted with an outdoor dining table and lounges.</p>
<p>The comfortable living area is accented by colorful custom designed furniture and funky lamps.<br />
A solid timber dining table with upholstered armchairs is positioned along a natural stone wall.</p>
<p>The main double bedroom opens directly to the pool and to the ocean and forest views.</p>
<p>It features an upholstered queen size bed, with luxurious satin linen, fur blankets, walls of mirror, natural stone and frameless glass sliding doors. The en-suite bathroom is fitted with a double vanity, large shower, and walls of reflective colored glass.</p>

<p>Surrounded by forest and rural scenes, Villa Indah Manis commands breathtaking views spanning the Indian Ocean and the southernmost tip of the island all the way up the west coast past Jimbaran, the airport, Kuta and Canggu, and inland to Bedugul. On a clear day, the awesome vista takes in Mt Batu Karu together with the volcanoes of East Java. This beautiful area boasts some of the most idyllic beaches in Bali, including Balangan, Dreamland, Bingin and Padang Padang. These hidden, white sandy coves are great for both surfers and non-surfers alike.</p>
<p>Villa Indah Manis is a peaceful 5-bedroom retreat that can sleep up to 16 guests. Complete with two swimming pools and a spa, it is operated along the lines of an intimate boutique hotel, and rests in a spectacular location upon The Bukit, Bali’s southern peninsula. The property incorporates a completely self-contained 1-bedroom Honeymoon Suite with private pool, which can be rented independently.</p>
<p>Designed to maximise the views and catch the cool breezes even at the hottest time of year, the property offers a blend of air-conditioned comfort and tropical open-air living. It is composed of a series of pavilions, with a dramatic 14-metre lap pool, complemented by a flat green lawn, terraces ornamental ponds and water features. All of the bedrooms are equipped with safe deposit boxes and hairdryers, and additional TVs can be provided upon request.</p>
<p>The property is built to be functional, designed around weddings, parties and celebrations. A full service kitchen provides the facilities to cater for up to eighty guests, all of whom can be seated on the terrace. The main garden can accommodate the same number for a Champagne reception, and the open-air bar is also a suitable area for stand-up cocktails. The pool can be covered with a temporary platform to create a dance floor or a stage for a live band. The terrace and lawns are also perfect for dance performances, and barbeques, which are a specialty of the villa. The modern Balinese architecture makes use of local materials, such as white Palimanan stone, teakwood and sandwash, together with ’sirap’ ironwood shingle for the roofs.</p>
<p><strong>Living &#038; Dining Pavilion</strong></p>
<p>Approached via a wide paved driveway, guests enter the property to find a pathway lit by lanterns and lined with palm trees. The 13 x 6 metre Living &#038; Dining Pavilion is the focal point and social hub of Villa Indah Manis, boasting a graceful shingle roof unobstructed by pillars, therefore giving it the appearance of a floating structure. Open on four sides with sliding glass doors at the front, which can be closed for protection against the elements, the pavilion is flanked by a lotus pond and serenaded by the mellow sound of water bubbling over ornamental urns. A stepping stone bridge marks the entrance, and the soaring roof is lined with bamboo. The pavilion is furnished with a modern dining table that can comfortably seat fourteen. The custom-made furnishings and accessories include three deeply-cushioned sofas, lazy chairs, sideboards, coffee tables, two impressive wrought iron chandeliers, ceiling fans and candelabra.</p>
<p><strong>Bar</strong></p>
<p>A stand-alone teakwood Bar rests at the edge of the pool terrace to one side of the Living &#038; Dining Pavilion. This square Bar is characterised by an ‘alang alang’ thatched roof and furnished with ten high chairs. The slatted wooden sides have been cleverly designed to hide some discreet lighting, which means that the bar dramatically lights up at night.</p>
<p><strong>Pool &#038; Garden</strong></p>
<p>The 14 x 4 metre, infinity-edge lap pool is lined with green Java stone, and appears to overflow into the forest below. At the far end, it is sensationally suspended eight metres above the ground and the water is 1.4 metres in depth. There is a 60-centimetre shallow end for kids, and this part of the pool is also very pleasant for sitting in. The terrazzo pool deck is furnished with stylish, high quality, lightweight metal sunloungers and Chinese-style sun parasols. Mini parasols are also to be found throughout the property for the use of guests. There are numerous relaxation areas, strategically positioned in the shade, so that guests will always find a private spot for peace and quiet.</p>
<p>The garden is planted with frangipani and flowering shrubs, and adorned with pots of bougainvillea and a carved frieze depicting characters from The Ramayana.</p>
<p><strong>Maharajah Room &#038; Games Area</strong></p>
<p>Two sets of steps lead down to a lower level, below the garden and swimming pool. This area houses a cosy snug known as The Maharajah Room. Decorated in rich reds and complemented by a comfortable built-in L-shaped sofa, silk cushions and framed textiles, the room is equipped with a TV, DVD and surround sound speakers. There is also a library of over 150 DVDs, a refrigerator, and an additional dining table for casual dining. Immediately outside is a special sandy area allocated for Petanque a game similar to boules. Unique Petanque packages are a specialty of Villa Indah Manis. Additionally, kids, teenagers and adults will enjoy the games room complete with pool table located immediately underneath the swimming pool. A daybed is positioned beside the pool table, and there is also a dartboard.</p>
<p><strong>Studio</strong></p>
<p>Located to one side of the Maharajah Room is a study with a desk and Internet access. There is also a wine cellar, regulated at European cave temperature.</p>
<p><strong>Fitness Room</strong></p>
<p>The Fitness Room, located between the Studio and the Spa, is equipped with a running machine, an exercise bike, a stepper, a rowing machine, light weights and wall mirrors.</p>
<p><strong>Spa</strong></p>
<p>The spa is positioned on the same level, on the far side of the games room. Here guests can enjoy beautiful views and blissful spa treatments including a complimentary massage on arrival. Flanked by sweet-scented frangipani trees, the spa boasts an open-sided, thatched massage pavilion, known as a ‘bale’, in addition to a Jacuzzi, a washroom and a fabulous bathtub for rose petal baths. The spa is equipped with a massage bed, and a chair and washbasin designed for the Indonesian ‘creambath’ a special treatment for the hair that includes a conditioning scalp massage and moisturising hair creme together with a relaxing neck and shoulder massage.</p>
<p><strong>Kitchen</strong></p>
<p>The semi open-air service kitchen is fully equipped with everything that the chef needs in order to prepare complimentary breakfasts and delicious meals selected ‘restaurant style’ from an enticing a la carte menu. Located behind the living and dining pavilion, with colourful tiles and wooden wall panels that can be closed or open, it is fitted with gleaming appliances, black marble worktops, and a large oven with a gas hob. This impressive kitchen is also a professional facility for outside caterers to prepare lavish feasts for weddings, parties and special functions. Additionally, it is the venue for Balinese cooking classes for the guests.</p>
<p><strong>Kamboja Bedroom</strong></p>
<p>The Kamboja Bedroom is accessed by double Balinese doors. It features a marble floor under a soaring roof, and displays a bold use of colour. Air-conditioned, with the additional provision of a ceiling fan, it is attractively furnished with a king-size bed canopied with diaphanous drapes. There is also a TV and plenty of storage cupboards.</p>
<p>The en-suite bathroom is a stunning example of the romantic Bali style, an open-air bathroom dominated by a sparkling, terrazzo, circular bathtub, where guests can soak under an open sky and enjoy wonderful views of the ocean in complete privacy. It is particularly lovely at night. The air-conditioned indoor section of the bathroom is comprised of creamy white Palimanan stone walls and a marble floor, complemented by a Balinese statue and a terrazzo vanity unit topped with a sculptured washbasin. Glass bricks channel an abundance of natural light, and the toilet is hidden within an alcove.</p>
<p><strong>Jempiring Bedroom</strong></p>
<p>Heralded by an ornamental pond and an ornately carved Palimanan stone frieze, the Jempiring Bedroom also features a marble floor under a soaring roof. It is air-conditioned, with the additional provision of a ceiling fan, and furnished with a king size bed. The en-suite garden bathroom is surrounded by walls; a striking feature is the glassless window, which frames a Balinese statue, and looks stunning at night. The Palimanan stone-walled bathroom is fitted with twin washbasins, a rainshower and a toilet tucked away in an alcove.</p>
<p><strong>Alamanda Bedroom &#038; Melati Room</strong></p>
<p>The Melati Room is designed for kids, and can sleep up to six on twin beds and pull-out sofas with Slumberland mattresses. This room can be rented solely, or together with the adjoining Alamanda Bedroom, which is furnished with a king-size bed. The Melati Room can also be used as a sitting room to complement the Alamanda Room. Both rooms are air-conditioned as well as being fitted with ceiling fans.</p>
<p>The adjoining open-air bathroom serves both the Melati and Alamanda Rooms, with separate doors leading into each room. It features twin washbasins in sculpted terrazzo, a glassless window showcasing a Balinese statue, orange cupboards, a rainshower, and an alcoved toilet.</p>
<p><strong>Cempaka Bedroom</strong></p>
<p>The Cempaka Bedroom is located on an upper level, and accessed by an external flight of Palimanan stone steps. The adjoining wooden deck offers more eye-popping views, and is furnished with a daybed and a low opium table.</p>
<p>The air-conditioned bedroom is distinguished by a soaring roof and a coffee-coloured marble floor. It is furnished with a king-size opium bed, equipped with a ceiling fan, and it features a dressing area behind the bed.</p>
<p>The en-suite bathroom, also located upstairs, is characterised by slatted walls that allow the cool breezes to permeate. Blinds can be dropped at night for privacy. There is a rainshower, a washbasin, a large wall mirror and an alcoved toilet.</p>
<p><strong>Bulan Madu Private Villa</strong></p>
<p>Bulan Madu is a direct translation of Honey Moon; this exquisite villa covers an area of 350 square metres, and is totally private with its own exclusive entrance flanked by elephant welcome statues. Guests staying here will benefit from all of the same 5-star services that are provided at Indah Manis. Upon arrival they will receive a complimentary bottle of sparkling wine and complimentary massage each in the Honeymoon Suite. Romantic candlelit dinners for two are a speciality of Bulan Madu.</p>
<p>The elevated living area is open on two sides, and cooled by natural breezes and ceiling fans. It features a coffee-coloured marble floor, and is equipped with a TV, DVD, quality sound system and a mini refrigerator.</p>
<p>The air-conditioned bedroom, complete with ceiling fan, is accessed by sliding glass doors on two sides. The room is exquisitely decorated and furnished, and the enticing king-size bed is canopied in dreamy diaphanous drapes.</p>
<p>The en-suite sumptuous bathroom appears to float upon a moat; this open-air pavilion is supported by pillars and characterised by a splendid Palimanan stone bathtub big enough for two, together with a rainshower, and a floating vanity unit with a sculptured terrazzo washbasin, plus a toilet. A gold Buddha statue rests in an alcove, ceiling fans keep this area cool, and blinds can be dropped for absolute privacy.</p>
<p>The pretty garden boasts a thatched bale relaxation pavilion, which is cushioned with a large covered mattress. It faces the sunset and presides over the 6 x 4 metre private swimming pool. The sea view is delightful both from here and also from the raised living area. The pool deck is furnished with sunloungers and a sun umbrella, and there is also a circular dining table together with chairs, positioned outside.</p>

The villa is fitted with WiFi Internet access and personal safe deposit boxes.</p>
<p>Karang Kembar is a dazzling, 4-bedroom villa (plus a small children’s bedroom), complete with 15 x 5 m infinity-edge swimming pool. Perched upon a clifftop, 90 metres above the pristine Kutuh Beach and the rolling surf of southern Bali, the villa commands an easterly aspect, ensuring glorious sunrise views across the Indian Ocean and the neighbouring Nusa Penida Island.</p>
<p><strong>Living &#038; Dining Room</strong></p>
<p>The air-conditioned Living &#038; Dining Room is incorporated within a central pavilion, a rectilinear, glass-walled edifice that reflects the grand sense of scale. Floor-to-ceiling, folding glass doors can be opened to the views, the sea and the sky, catching the coastal breezes, or alternatively closed for air-conditioned comfort. The living area is furnished with wicker sofas, chairs, bean bags, standard lamps and a coffee table, and is equipped with a large flat screen satellite TV, DVD and music system and surround sound speakers. The dining area presents a dining table for ten with comfy chairs beside which a pair of Javanese statues rest in twin alcoves. A guest washroom is situated adjacent to the dining area.</p>
<p><strong>Kitchen</strong></p>
<p>The immaculate, designer Kitchen reveals a discriminating taste for functional beauty and cutting-edge style. Crafted in white, with stainless steel fixtures and fittings, a sparkling grey marble worktop, a teak breakfast bar, ample storage and a white terrazzo floor, this open-plan feature kitchen adjoins the living and dining room. It is fully equipped with an imported oven and hob, and everything else that the chef needs in order to prepare delicious meals, in accordance with the whims of his guests. A service area with laundry and staff quarters is tucked away out of sight at the back.</p>
<p><strong>Pool and Garden</strong></p>
<p>The garden is comprised of a series of terraced lawns and private grassy courtyards linked by steps of Indian slate. A dramatic central feature is the elevated, 21 x 5 metre, infinity-edge lap pool, which is lined with green Java stone and bordered on two sides by a large ironwood deck. Furnished with a teak table for alfresco dining, and teak sunloungers, the view from this spot, across the cliff, is breathtaking. The velvety lawns are dotted with frangipani trees, while bougainvillea cascades over the garden wall. There is also an outdoor pool shower. Parking is available at the entrance to the villa and guests are granted use of the exclusive Karang Kembar Beach Club.</p>
<p><strong>Master Suite</strong></p>
<p>The Master Suite is located within its own pavilion flanked by a personal sundeck beside the pool, which is furnished with a funky, lazy chair for two. The pavilion incorporates the Master Bedroom, Master Bathroom, an en-suite Massage Room, and a Children’s Bedroom. The Master Bedroom is characterised by a 2.2 x 2.2 metre bed, a black terrazzo floor, a large mirror, striking artwork and a satellite TV and Bose iPod. Glass doors ensure a view of the ocean from the bed. The en-suite, air-conditioned, Massage Room, complete with massage bed, doubles as a dressing area and is fitted with large wardrobes. Next door, the small Children’s Room presents a blue nautical theme, and is fitted with bunk beds and painted wood-panelled wardrobes. The Master Bathroom features a white walled, outdoor bathing area with a black terrazzo tub within a stone pebbled garden, guarded by a Buddha statue and a frangipani tree. The spacious indoor area is equipped with a white terrazzo vanity unit with his and hers washbasins, glass-doored rainshower and toilet cubicles, cupboards and ornate crystal wall lamps beside large mirrors.</p>
<p><strong>Guest Pavilion</strong></p>
<p>The fully air-conditioned Guest Pavilion incorporates the Guest Master Bedroom and two additional Guestrooms, each with their own private bathrooms.</p>
<p>The Guest Master Room boasts its own private sundeck, furnished with a double lazy chair. Inside, the room features a white terrazzo floor with a wood inlay, downlights in the ceiling, and expansive glass doors and windows to maximise the sea view. The room is furnished with a 2 x 2 metre bed, complete with a luxurious silk padded headboard and bedside lamps. There is also a satellite TV and a Bose iPod for guest use. The en-suite bathroom is dominated by an oversized black terrazzo bathtub positioned centrally upon the creamy-coloured Batu Yogya stone floor. A toilet and walk-in rainshower are situated in separate alcoves, and a black terrazzo vanity unit supports his and hers washbasins. A wall of wardrobes features sliding white doors.</p>
<p>Guestroom 1 in characterised by twin beds, a built-in wardrobe, an acid-wash non-slip marble floor and glass doors open to the view. It is equipped with a stereo system and twin washbasins fashioned in grey terrazzo. The marble walled rainshower and toilet cubicles are positioned opposite one another and accessed by glass doors.</p>
<p>Guest Room 2 offers the option of a double bed or twin beds, and features glass doors, a bengkirai wood floor, local artwork and a stereo music system. The bathroom is divided by a short screen wall and adjoins a sunny walled garden complete with a private outdoor rainshower and a pebbled area with potted plants and a pergola. There is also an indoor rainshower, a toilet, a wooden vanity unit and a washbasin.</p>
<p><strong>Location</strong></p>
<p>Karang Kembar 2 is located on the southernmost tip of Bali in a region known as the Bukit Peninsula a limestone tableland boasting some of Bali’s most glamorous villas, private estates and internationally-branded boutique hotels. Characterised by wide open spaces and skies, the azure waters are the playground of dolphins and migrating whales, and the landscape is dotted with wild flowers, cactus, kapok trees and spectacular scarlet flamboyants.</p>
<p>A tropical, equatorial climate means year-round balmy temperatures, this area is much drier than the rest of the island and even in the rainy season is a reliable sun-trap. When the southeast trade winds blow offshore and the southern ocean swells hit the reefs, the barrelling surf breaks are among the best in the world. In the shallows, within a patchwork of underwater, bamboo-fenced plots, the local people traditionally cultivate, harvest and export seaweed, for use in cosmetics, food stabilisers and medicines.</p>
<p>Despite its remoteness, Karang Kembar 2 is only 35 minutes drive from the endless shopping, vibrant nightlife and international restaurants of Kuta and Seminyak. A world-class beachside golf course can be found a few kilometres away at Nusa Dua, with another one at the nearby Dreamland Beach complex. The remainder of the island offers a rich mosaic of cultures, tastes, sights and sounds, together with a wide array of activities.</p>

<p>The estate includes three guest buildings: the main house, the pool house, and a private guest house. High ceilings and generous proportions of the rooms create the feeling of endless space, accented by the open nature of the structures and the resulting abundance of natural light. <p><strong>Grand Master bedroom</strong></p>
<p>Carpeted stairs lead up to the second floor, where lies one of the grand master bedrooms. The bedroom is filled with a gentle glow during the day, complimented by the light color scheme; beige terrazo floor and dark beige walls. A massive abstract painting sets the backdrop to the king-sized bed. A writing desk sits opposite the bed, behind which is located the generous walk-in wardrobe and an oversized painting of a tropical shell. The ensuite bathroom is fitted with a spacious terrazo bathtub that sits beneath large windows. The room is enlivened with tropical plants.</p>
<p><strong>Master Bedroom</strong></p>
<p>The second master bedroom is located on the first floor at the western end of the house.<br />
Dark grey slate tiles on the floor are divided by the king-sized bed that dominates the room. The bed’s placement offers an ocean for those reclining in the generous white linens. Alternatively, sit on the silver rattan couch at the foot of the bed, stretch your legs out on the rich Oriental rug, and watch the Para-gliders drift by from the neighboring launch site. Behind the bed is a massive white standing wardrobe, decorated with Chinese tiger panels set to either side of a antique mirror. To the north of the room is the entranceway to the enormous ensuite open-air bathroom (which could arguably stand as a living area of its own!). Sunlight drenches the grey terrazo bathtub and vanity. An additional open-air shower, overflowing tropical potted plants, and old sketches of boats are added highlights. The toilet is situated in a separate room.</p>
<p>The spacious bedroom verandah connects to the rest of the first floor, and stretches east all the way to the opposite side of the villa where the incorporated open-air dining and formal sitting area are located. Stunning sunset views provide the ideal ambiance for friendly dinners with friends and family, or for a romantic meal for two. A standing Chinese screen offers added privacy to the large dining room table that can seat up to 20 people. Traditional Balinese limestone carvings of deities stand watch.</p>
<p><strong>Kids Bedroom</strong></p>
<p>Ideal for children, it is fitted with twin beds and gentle sky blue walls. Playful finger paintings hang behind the beds, while colorful Bali boat kites adorn the standing wardrobe. The ensuite bathroom with shower is partially open air, as tall vertical windows open up to a walled-in rockgarden. Pastel paintings of tropical birds bring the room to life. If desired, babysitters can be provided by the staff.</p>
<p><strong>Pool House</strong></p>
<p>A grand sweeping staircase guarded by Singapore lion sculptures leads you out of the main house to the landscaped garden. A pathway leads through the cascading bougainvillea to the pool house. The pool house, situated right by the cliff edge, boasts kitchen facilities and a large open sitting area complete with a tepanyaki table that seats eight. This tropical sitting area is lined with cushioned benches, which overlook the 17- meter salt water terrazzo swimming pool. A small raised sitting area offers the ideal location from which to gaze over the Indian Ocean to Nusa Lembongan, the neighboring island, or to observe the local fisherman and seaweed farmers below.<br />
A large bedroom is connected to the sitting area. Bright yellow walls add to the modern tropical feel, as a dreamy blue painting of a boat adorns the wall. Mirrors to either side of the painting open up the room, furnished with a standing white rattan wardrobe and bedside table. The ensuite bathroom is done in blue with bamboo and terrazzo features. A Balinese carving forms the shower spout. A second doorway leads out to the sitting area, allowing this bathroom to double as a guest bath.</p>
<p><strong>Guest House</strong></p>
<p>To the opposite side of the estate is the third structure of the villa. Sequestered in its own private space with draping gardens shaded by tropical trees is the Guest House, complete with a private driveway. It functions as a fully self contained unit, compete with its own 6-meter swimming pool. A wooden balcony and alang-alang roof give this house a slightly more traditional feel, whilst maintaining the modern beat of the main house. An outdoor sitting area with umbrella gives a relaxed beach feel.</p>
<p>Sliding glass doors lead into the first bedroom, painted in a bright yellow. Two single beds, complete with striped yellow and white linens are backdropped by two shell paintings. A standing white wardrobe and dresser furnish the room, and thin vertical shelves decorated with vases, shells, and photos complete the homey feel. A bright foliage painting on the wall brings to life the ensuite open-air bathroom, complete with shower and beige terracotta features.</p>
<p>The second matching bedroom is located on the opposite side of the house. Modern green floral paintings add an elivening splash of color to compliment the crisp linens of the kingsized bed. The ensuite bathroom features a large grey terrazo bathtub, and a vase featuring a collage of butterflys to match the lamps in the connecting bedroom.</p>
<p>The center of the guesthouse is dedicated to a large hallway and sitting area decorated with prized antiques and artwork drawing primariy from Indoneisa. A small kitchen sits to the side, complete with a refrigerator and stove top cooking area.</p>

<p>Khayangan Estate is located near the famous Uluwatu temple, and is immediately adjacent to the Bvlgari Hotel and Resort, overlooking Selonding Beach below.</p>
<p>Khayangan Estate rests in blissful seclusion upon 1.5 hectares of prime, cliff top land, 170 metres above the rolling surf of the Indian Ocean on the southernmost tip of the island of Bali.</p>
<p>Set in a magnificent tropical garden, the Estate comprises of a cluster of traditional, antique, wooden Javanese houses, known as Joglos, which have been collected by the owners of Khayangan and saved from destruction. The Joglos, with their distinctive funnel-shaped roofs, have been carefully grouped in a semi-circle, echoing the feeling of a traditional Javanese village. Each is blessed with stunning ocean views, while skilful landscaping enhances the ambience and adds to the privacy. The Estate currently provides luxury accommodation for up to six persons in three, self-contained, fully air-conditioned bedrooms, complete with en-suite bathrooms. The focal point of the property is the splendid, hand-carved, century-old Joglo that serves as the main living and dining room, situated beside a 12-metre swimming pool. There is also a business centre, a magnificent cliff top spa complex, known as the Seventh Heaven Spa, a cliff top pavilion, a tennis court and a well-equipped gym. Phase two of the project will introduce three more bedrooms and another pool.</p>
<p>Designed by Cheong Yew Kuan, one of Asia’s leading resort and luxury villa architects, in collaboration with the owners, the architecture blends Javanese tradition with contemporary design and European influences. The buildings incorporate an abundance of recycled teak wood in the form of floorboards, doors and elaborately-carved ‘pondopo’ centrepieces. This is complemented by ironwood shingle roofs and natural stone finishes. Some of the wall panels have been replaced with ceiling to floor glass, giving the buildings a contemporary feel, and allowing more natural light to enter.</p>
<p>The interiors reflect the travels and passions of the owners, who invite guests to share and celebrate the rich heritage of Indonesia through an eclectic collection of Indonesian antiques, artefacts and artwork. At Khayangan, tropical island living meets metropolitan convenience, with state-of-the-art entertainment and communication facilities, together with all the comforts and service you would expect from a luxury boutique hotel. Khayangan Estate takes its name from an ancient Sanskrit word, which could best be translated as ‘Seventh Heaven’.</p>

In fact, a large family or group of people could stay at the Estate and still lose each other within its depths. Cool sea breezes and the rhythmic sound of the waves combine to create a close to nature experience.</p>
<p><strong>Living &#038; Dining Pavilion</strong></p>
<p>Serenaded by the tranquil sound of water, guests will traverse an ornamental pond before entering the living and dining pavilion. This is the largest of the time-honoured teakwood Joglos, created over 100 years ago in Central Java in an area where skilled artisans have developed the art of carving wood to the highest degree of refinement. The Joglo’s most striking feature is its towering core of four intricately and exquisitely carved pillars, showcasing traditional patterns and flowers. Destined to be demolished, this wonderful old building was saved and carefully transplanted to Bali to create the heart and social hub of Khayangan Estate.</p>
<p>This expansive, air-conditioned living and dining area embraces the spectacular view with the incorporation of glass walls on two sides. It has been furnished with large sofas and chairs, a coffee table, a dresser and a rustic dining table for twelve, all custom-made from antique wood. White drapes fall between the central pillars, recycled floorboards are scattered with rugs, and the muted colour theme follows the natural hue of the timber. Antique statues and carvings from the islands of East Nusa Tenggara have been fondly placed in well-lit settings that show them off to their best advantage. Funky wrought iron lamps and lanterns, designed by the owners, channel a soft light by night, creating a romantic ambience. A large, flat screen, satellite TV, DVD and quality sound system is provided for guests entertainment. To the rear is a separate, fully-fitted, modern kitchen.</p>
<p><strong>Bedrooms</strong></p>
<p>The master bedroom and guest rooms are housed within three, separate, self-contained Joglos, complete with en-suite bathrooms, wide verandahs, and lovely views of the ocean, the garden, the pool, and the social centre of the Estate. The authentic-style is elegant and enchanting. Each Joglo is air-conditioned and furnished with fitted wardrobes, seating, mirrors and lamps. Each boasts a king-size four-poster bed, built into the beams within the central funnel of the roof. Soft muslin drapes are clutched within simple tiebacks. Paintings, local textiles and ikat cushions create a personal touch. Each bedroom is equipped with a mini bar/fridge, safe, satellite TV, stereo system and telephone as well as wi-fi internet access.</p>
<p>Each luxurious en-suite bathroom is characterised by unique features. Each is equipped with air-conditioning, an all-embracing rainshower, a splendidly appointed bathtub, a toilet, single or twin washbasins, large mirrors, and the thoughtful provision of cushioned bench seats.</p>
<p><strong>Master Bedroom &#038; Bathroom</strong></p>
<p>The master bedroom is particularly spacious, and enhanced with the added feature of a bay window and curved window seat, a wall of fitted wardrobes, a desk, an armchair, and a 39-inch flat screen plasma TV with satellite TV.</p>
<p>The sumptuous, air-conditioned en-suite bathroom is a study in symmetry, equipped with large mirrors and ‘his and hers’ washbasins resting upon separate wooden vanity units within two distinct areas. A toilet, together with a bidet, is discretely positioned at one end, while a walk-in rainshower with a pebbled splashback is situated at the other end. The piace de resistance, however, can be found on the far side of an external glass door. Here, in a beautiful private water-garden, and accessed by stepping stones, a dreamy oversized bathtub, complete with an overhead canopy, appears to be floating in a gin clear ornamental pond. In the far corner of the pond is a floating, open-sided relaxation pavilion, sheltered by a roof and furnished with a built-in sofa and cushions. The serene picture is completed with an ancient frangipani tree, staghorn and bird’s nest ferns, and a cascading waterfall.</p>
<p><strong>Business Centre</strong></p>
<p>The air-conditioned business centre is a rare, two-storey timber Javanese house that has been transformed into a private office or work space, with a small, open-air meeting area upstairs. This enchanting building represents a bygone era with its raised, wrap-around verandah, and two-tiered roof. It features large glass windows, and has been lovingly furnished with an antique desk, chair, bookshelves, cupboards and a kilim rug. It is well-equipped with a computer, a multi-function printer, scanner and photocopier, and free Broadband Wifi Internet, which can be accessed all over the Estate. An external staircase leads up to the breezy meeting or relaxation area, furnished with a marble-topped table and chairs. Guests needs are further considered with the provision of a washroom.</p>
<p><strong>Cliff top Pavilion</strong></p>
<p>A large open-sided relaxation gazebo, fitted with cushioned seating, rests on the clifftop beside a freshwater Jacuzzi with a chiller. The pool is flanked by a timber deck furnished with canopied chairs.</p>
<p><strong>Seventh Heaven Spa</strong></p>
<p>The architecture of the clifftop spa blends rusticity and glamour. Landscaped into the cliff, with a flat roof supporting a grassy lawn, it is built directly into the rock. The fully-equipped, air-conditioned spa with its glass-fronted curved faeade, presents a Vichy shower, hot tub, steam room, massage tables, manicure and pedicure facilities, and a cave-like room for scrubs and water treatments. Overlooking the ocean and the beach, it is also a great spot for meditation. The spa menu offers a full range of massage, beauty treatments and therapies, such as the Ocean Bath, Flower Bath and Aromatherapy Bath, as well as a Cucumber Wrap for sunburnt skin.</p>
<p><strong>Gardens and Pool</strong></p>
<p>The gorgeous landscaped gardens of Khayangan Estate present a very natural feel. Pathways are paved with timber and bordered by dense beds of tall, gently swaying yellow irises. Immaculate lawns are punctuated with palms and other carefully selected native plants and trees, such as bougainvillea, frangipanis and climbers, to provide a balance of fragrance, colour and shade.</p>
<p>The infinity-edge, swimming pool is located in front of the main living and dining area. Shaded by coconut palms and frangipani, and lined with natural stone, the pool appears to flow over the edge of the cliff. The timber pool deck is furnished with canopied sunbeds, while a barbeque and pizza oven is positioned nearby, making alfresco dining easy and fun.</p>
<p><strong>Sports Facilities</strong></p>
<p>The tennis court and a fully-equipped gym are located near the entrance to the Estate.</p>
<p>The tennis court has a covered spectator/viewing pavilion with benches and antique ‘gerobok’ (rice storage trunks on wheels) with cushions.</p>
<p>The gymnasium is fully air-conditioned, and includes a full selection of machines, as well as a stereo system, satellite TV, fridge and cold water dispenser.</p>
<p><strong>Eco Friendly</strong></p>
<p>Khayangan Estate incorporates many features designed to reduce its impact on the environment. Bio-degradable waste from the house and garden is collected, mulched and composted for use in the gardens. The garden is irrigated using an underground system that meters water usage on automatic timers. There is also a water purification plant, which produces drinking quality water in all taps. Solar panels have been installed on the roofs for heating water, and ionisers are used instead of chlorine in the swimming pool, which effectively turn the water into pure mineral water using a process approved by NASA. Low-wattage, long life, lighting fixtures keep energy costs down and timers and sensors are also used to avoid excess consumption of power. A waste water recycling system is planned.</p>
<p><strong>Weddings and Parties</strong></p>
<p>Khayangan Estate presents the perfect setting for weddings, parties and other special events. The extensive lawns are also ideal for open-air Balinese dance performances and parties. The catering can be managed by professional caterers who have the world-class expertise to prepare a sumptuous feast in addition to the coordination of decorations, flowers, lighting and entertainment.</p>

<p>The Estate is supported by a carefully selected team of highly trained staff including chefs, housekeepers, gardeners and security guards. Khayangan Estate welcomes children of all ages, cots and high chairs can be provided. <p><strong>Location</strong></p>
<p>Khayangan Estate is located in a beautiful area known as The Bukit a limestone plateau rising sharply from the sea, fringed by steep cliffs and some of the most idyllic beaches in Bali. Characterised by wide open spaces and clear blue skies, the turquoise waters are the playground of migrating whales. A tropical, equatorial climate means year-round balmy temperatures and, even in the rainy season, The Bukit which is much drier than the rest of the island is a reliable sun-trap. When the southeast trade winds blow offshore and the southern ocean swells hit the reefs, the barrelling surf breaks are among the best in the world. The only other activity is seaweed farming, still traditionally practiced by the original Balinese coastal families.</p>

<p>The first floor offers a relaxing living room, dining room and kitchen area with views of the ocean, gardens and pool area. Seating for eight at the elegant dining table, or for more casual dining, eat at one of the two bars in the kitchen area. Western style kitchen with the most up-to-date appliances available. Floor to ceiling glass doors allow area to be fully air conditioned or opened to enjoy the ocean breezes.</p>

			<content:encoded><![CDATA[<p>The Istana is a villa located on southwestern tip of Bali in an area named the Bukit. This five bedroom estate overlooks white sand beaches and a blue lagoon abundant with fish and living coral, and offers a prime location from which to witness the island’s stunning sunsets. When the trade winds blow, a massive swell from the Pacific Ocean crashes onto the reefs surrounding the area creating waves that attract surfers from around the world; the breaks are rated to be the fifth best in the world, and Uluwatu beach is only a ten minute walk from the villa. With the property located so close to the holy Pura Uluwatu, one of island’s nine mother temples, the site is spiritually inspiring and undeniably unique. The staffing is of luxury hotel level with restaurant-standard food, a live-in manager and butler service, all devoted to facilitating intimate service among private splendor.</p>
<p>Set back forty meters from the cliff face, The Istana sits within a tremendous gated property and is composed of two swimming pools, a relaxation bale, a private guest house (containing the master bedroom), and a main house. Within the main house is a living room, dining room, entertainment room (known as the Dotcom room), and four identical bedroom suites. Both of the buildings are single-story and open-air with rich teakwood floors, inspiring a natural ambiance, while maintaining and accentuating the spectacular view. The overall style is a medley between understated modern architecture and traditional Indonesian detailing, with features that blend Indonesian materials and workmanship. The artwork represents a mixture of primitive art and antiques originating from Indonesia, keeping with the aura of tradition and style.</p>
<p>Ensuring the privacy and security of its guests, The Istana, which is Indonesian for Palace, is surrounded by an imposing white wall, and it is accessed through a constantly manned massive wooden gate. Within, is a large parking area which accommodates many vehicles, facilitating hosting large groups and events such as weddings. Flamboyans and flame trees line the wall, providing shade, with flowering pink, white, and red oleander and fragrant lilac planted below. The modern kitchen, which is fitted with state of the art commercial grade equipment, is in this vicinity, set apart from the rest of the structures.</p>
<p>Lotus water gardens flank the streamlined covered wooden walkway leading from the entrance into the main house, forming a straight line of sight leading all the way through the living room, over the central swimming pool, to the horizon. The colour of the pool water blends into the backdrop, merging within the mind’s eye, to that point that the pool becomes an extension of the Pacific Ocean that lies beyond it.</p>
<p>The main garden is decorated with palms, heliconias and ferns, mixed with white flowering Spider lilies, Aturium, and dwarf lilacs, whilst the gnarled trunks of numerous frangipanis lead the view upward to their magnificent, flowering blooms. The tropical flora shades the side of the house and creates a privacy screen from parking area and kitchen, while the water-ponds serve to naturally cool the living room with the help of the south-easterly breezes.</p>
<p>The walkway leads to the huge open-air living room, which overlooks this breathtaking estate. The living room is located at the center of the building, and the rich teak wood floors are accented by the eight-meter high, self-supported, exposed cathedral ceiling. Matching natural wood wardrobes, and a stunning U-shaped sofa bed surrounding a matching table enable the decor to maintain a natural cozy interior, and a large white limestone carving, depicting the legendary establishment of Uluwatu, accents the right wall. The carving represents the arrival of the priest Pedanda Sakti Wawu Rauh, who, according to legend, came to Bali from Java riding on a Kaluwih tree leaf in A.D. 1546, and achieved Moska, Hindu liberation, at the spot at which the temple was then established.</p>
<p>The open view offers constantly changing natural lighting as the sun moves in the sky from dawn to dusk and into night. At nighttime, with tactfully placed ambient lighting accenting the villaâ€™s design, one is immersed in the interior, and the villa becomes it’s own expansive private world.</p>
<p>Two symmetrical wings attached to the living room accommodate the bar and dining room to the left, and the Dotcom room to the right. Both rooms are slightly separated from the rest of the space, and are fully paneled internally and externally with teakwood, evoking a warm comfortable feel. The impressive dining room table consists of one solid slab of teakwood, and easily seats ten. This air-conditioned area is enclosed by four sets of swinging glass doors that can be opened if desired, and overlooks the lily gardens to one side, and the expanse of the ocean to the other. The specially designed lighting fixtures in the dining room offer an intimate atmosphere, complimented by the meditative sounds of the water feature in the garden.</p>
<p>The bar area is connected to the dining room by a glass door, and from here one can look into the living room and out over the entire property. Chic barstools line the bar, offering a prime location to enjoy a refreshing cocktail.</p>
<p>The Dotcom room is an enclosed air-conditioned space, which can be opened up if desired to overlook both the front and back of the estate. Dominating the room is a massive relaxation couch, which easily seats the capacity of the house, covered in Thai silk pillows, which faces the wide-screen projection TV and entertainment centre. Alcoves in the back feature desks and internet access, providing a convenient place to catch up with the outside world.</p>
<p>Four bedrooms are located down open corridors, two of which lead past the dining room, and two of which lead past the Dotcom room. Each suite entry is decorated with carved limestone blocks representing traditional Ikat weavings from the islands of Flores and Sumba.</p>
<p>Each of the four matching suites is comprised of a bedroom with a capacious walk-in closet, and indoor and outdoor Bali-style bathrooms. All of the bedroom walls are faced with timber paneling to mid-height with white sand wash on top, leading up to the high cathedral timber-lined ceilings with ceiling fans, and air-conditioning.</p>
<p>The furniture in the bedrooms was designed especially for The Istana, as were the exquisite lighting fixtures, and are made exclusively of recycled teakwood. The decor in each room is primarily the same, with differences in the color schemes. All of the bedrooms are walled on two sides by folding glass doors which open up to the private gardens in the case of the bedrooms facing the entrance of the property, and on the other side which open onto the ocean.</p>
<p>Each bedrooms’ ensuite bathroom is walled in white sandstone and feature bands of intricate designs in carved stone. All have huge teak-framed mirrors above twin vanities set in wood. The indoor showers have huge rain-heads, and are enclosed on two sides with glass but open to open-air private gardens with sunken bathtubs, allowing for immersion al fresco.</p>
<p>The master bedroom is located within the guesthouse, which is separate from and slightly more elevated than, the main building, and set back so as to offer complete privacy. It has its own entrance way, parking facilities, and private swimming pool. The L-shape pool is two and a half meters deep and is faced with a black volcanic stone. It has its own outdoor shower and lounge chairs.</p>
<p>The master bedroom/guesthouse which is built completely from wood is divided into a covered deck, private kitchenette, living area, and a bedroom with a expansive en-suite bathroom. The living area and bedroom both look out over the property, and are enclosed on either side by sliding louvered glass doors. A spectacular view of the ocean is provided from the massive ironwood bed which is the centerpiece of the room along with its palatial mosquito net. The bathroom is much like those in the main house; only it has both an indoor and outdoor shower. A large day bed sits on the deck and one can look directly out from over the private pool to the relaxation bale and the horizon behind.</p>
<p>Set near the cliff face adjacent to the property’s Hindu shrine, the relaxation bale is composed of a white, solid stone bench encircling a large wood table. This creates a luxurious setting, ideal for dining or just for sitting and relaxing. At sunset, the island’s volcanoes are silhouetted against northwestern skies, and form one of the most spectacular settings of anywhere in the world. During the night, fishing boats, carrying twinkles of light travel constantly across the vast expanse of ocean, provide for a magical, constantly changing backdrop.</p>
<p>The grounds of the property are in two levels. The upper level consists of a large grass lawn of thick, comfortable grass and two water gardens with fountains to either side of living room. Tall coconut palm trees create shaded areas without obstructing the sea view, and are lit at night, brushing the lawn, water features, and swimming pool with a serene glow.</p>
<p>The thirty-two meter long swimming pool is set on this level, and offers a breathtaking side to side infinity line leading to the ocean background as the waters spill over the edge nearest the ocean. It is four meters deep at one end, and two meters deep at the other, and is faced with a green granite stone originating from West Java. Starting with the fashion of a spring bubbling, a backlit waterway aligned to the main axis of the building traces across the lawn leads into the pool and makes for a striking light show at night.</p>
<p>The lower level of the property consists of succulent ground cover and a meticulous sprawling lawn, lined along the cliff-side by five meters of spiky bougainvillea to dissuade any wanderers and to create a subtle contrast with the lawn. This large area is ideal for wedding parties or events.</p>
<p>Guests with children may be concerned about the safety of little ones around the water fixtures and cliff. There is a dedicated babysitter among the staff and a removable fence along the cliff face to make sure there is a large open space where children can play safely.</p>
<p>Uluwatu is a powerful and awe-inspiring place, thus the elements of The Istana have been assembled so as to match the heritage of the site. The house blends modern and antique, with a European influence on an Oriental focus of style and detail. The natural materials and abundant usage of rich teakwood and ironwood throughout the house compliment this mix, and help the building merge well with the landscape, lush gardens, and incredible view.
